Items We May Not Inspect or Report On:
Cosmetic Items which do not affect function or safety;
Underground items such as sewer lines, septic systems, sprinkler systems;
Underground electrical runs
Seasonal items (roll-out awnings, pools or hot tubs, playscapes),
Items not permanently installed such as portable dishwashers or countertop microwaves;
The inspector does not report if items, materials, or components are subject to recall, litigation, product liability or any other adverse claims or conditions.
The inspector does not perform engineering, architectural or any other job function requiring an occupational license.
Home inspectors may report but are not required to report on the following:
Life expectancy of any component or system;
The causes of the need for a repair;
The methods, materials, and costs of corrections;
The suitability of the property for any specialized use;
Compliance or non-compliance with codes, ordinances, statutes, regulatory requirements or restrictions;
The market value of the property or its marketability;
The advisability or inadvisability of purchase of the property;
Any component or system that was not observed or accessible;
The presence or absence of pests such as wood damaging organisms, rodents, or insects;
Home inspectors are not required to:
Offer warranties or guarantees of any kind;
Calculate the strength, adequacy, or efficiency of any system or component;
Enter any area or perform any procedure that may damage the property or its components, or be dangerous to the home inspector or other persons;
Operate any system or component that is shut down or otherwise inoperable;
Operate any system or component that does not respond to normal operating controls.
Disturb insulation, move personal items, panels, furniture, equipment, plant life, soil, snow, ice, or debris that obstructs access or visibility;
Turn on gas or water valves inside the home which have been shut off (in case they leak and could cause damage which may require immediate repair by a plumber).
Not tested are environmental issues such as mold, lead paint, asbestos, or pollution, though these items will be reported if found.
Determine the presence or absence of any suspected adverse environmental condition or hazardous substances.

It's important to know that we send your agent a list of items to have sellers prepare their home for the inspection process by allowing access to areas which may be blocked or allowing certain conditions for testing. However, when that is not accommodated, there are certain limitations we must abide by.
